The split that decides your premium
Ask what home insurance costs in Freeport and you have asked two questions. The southern part of the village is threaded with canals that reach the Atlantic through salt marshes. FEMA's flood map concentrates its high-risk AE, VE, and A zones toward the bay and those canal blocks. Map into one of them with a federally backed mortgage and flood insurance is mandatory. Move inland and the map shifts to minimal-hazard X, where flood coverage is optional.

A village built around its water
Freeport incorporated in 1892 and counted 44,472 residents in the 2020 census, the second largest village in New York by population. It has run its own electric utility since 1898 and its own water system, a municipal streak that extends to an active village flood management program. The LIRR's Babylon Branch stops at Freeport station, and the village holds 14,793 housing units per Census ACS 2024 5-year.
The water is the identity. Woodcleft Canal dates to the late 19th century, and the Nautical Mile along its west side packs in seafood restaurants, fish markets, and boat slips. The same canals that make the village feel like a working waterfront also carry bay water toward living rooms when a storm pushes tide inland.

The rebuild changed the streetscape. Owners of badly damaged buildings had to raise them to receive rebuilding funds, and most buildings along the strip are now elevated, per WSHU's ten-year retrospective. What this means for your policy
Flood first, if you are near the canals. A homeowners policy excludes flood damage. In the AE, VE, and A zones a separate NFIP or private policy is mandatory with a federally backed mortgage. If your home was elevated after Sandy, confirm the rating reflects it; an elevation certificate is optional under Risk Rating 2.0 and can only lower the premium.

If the market tightens. Homes within about a mile of the shore fall in the coastal band DFS describes for C-MAP. The program also requires an owner-occupied one-to-four family home and a non-renewal or cancellation notice, and placement is not guaranteed.
